Over the past thirty years, we have worked with many residential, commercial, and owner association projects throughout the Denver Metro area.
Investment Property Development Services
We have assisted with the development of new apartment and commercial properties as well as major renovation projects. We bring 40 years of experience and expertise to the table. We can help reduce risk for the developer by identifying issues while still in the design stage, provide market and financial projections, and facilitate property management of the project by addressing management needs from early stages of the project.
Our services are summarized into the following categories:
· Provide initial market analysis for the proposed use in the proposed location.
· Produce a budget proforma for the project
· Assist with design considerations to facilitate marketing, keep future tenants happy, and to keep future maintenance costs as low as possible.
· Design and implement a pre-leasing program for the project.
· Set up property operations in advance of project completion including hiring and training on-site personnel.
· Facilitate communication between all of the parties involved in the project including principals, contractors, bankers, vendors, and potential and actual tenants.
· Provide bid and project management for major renovation projects.
Owner Association Development Services
We have worked with many developers of Owner Association properties over the years to help create not only an attractive product which will sell well in the marketplace, but also a smoothly running Association which will reflect well on the Declarant in the future and greatly reduce the risk of future legal action from unhappy buyers and future Boards of Directors. In Boulder, these developers include, most recently, Coburn Development, Deneuve Design, and Morgan Creek Ventures who have built some of the most attractive new projects in town including the Steel Yards, 15 Pearl, Iron Flats, and The Walnut, for all of which we have provided management and assistance.
Many of the services outlined above apply to the Owner Association developer. In addition, we offer these services:
· Design the best possible governance structure for the proposed development.
· Work with an attorney to write a set of Declarations that will implement that governance structure as well as incorporating state of the art provisions that are in full compliance with Colorado state law.
· Prepare a budget for the project.
· Write a set of Rules and Regulations, based upon the Declarations and 30 years experience running owner associations.
· Assist with design considerations, again based on our many years of experience, to maximize marketing appeal, keep future maintenance costs as low as possible, and allow the association to operate as smoothly as possible.
· Actually operate the project during the sales period while the Declarant is still in control and then assist with the turnover to owner control after 75% of the units have been sold.
